At ISI-PROPERTIES & Construction, we have laid out a systematic plan. It includes a custom process that will take each client from conceptual design through the first construction phase to the final walk-through inspection where they are given the keys to their new property. From preplanning, preconstruction to construction to post-project review, our collaborative approach, attention to detail and safety helps your project keep a swift and timely pace, while exceeding your goals and expectations.

 

Quality Checkpoints: For each phase of construction, there are few engineering and quality assurance inspection checkpoints that must be passed in order to move on to the next phase of development.

 

Preplanning

 

At the preplanning and preconstruction meeting, you are invited to join our development team from the initial design review through the final review of your property package. Together, you'll verify the design concept, review the blueprints and placement of the property and find out what to expect during the development process.

 

Soil and Foundation

 

The first step to building a quality construction is laying the foundation on structurally sound soil. At ISI-PROPERTIES & Construction, engineers analyze soil conditions, ground integrity, government requirements, wind patterns and property size to ensure that a quality structural system is built for your property. At ISI-PROPERTIES & Construction, we use post-tension engineering to help ensure the stability and integrity of each foundation. Before construction commence, the foundation and post-tension engineering are verified for proper squareness, size and compressions.

 

Lumber Drop and Framing

 

The frame is the skeleton of your home. Frames can be metal, wooden, cement block or other materials based on specific conditions and design. The framing stage usually takes few weeks to few months pending on design and climate conditions, and consists of the following:

 

  • The walls start going up on the first day of frame start, as the first floor is constructed.

  • Once the first-floor walls are up, work starts on the second-floor system (if applicable), using engineered floor joists.

  • Roof trusses arrive at the home-site just as work is finished on the second floor.

  • Once the roof trusses are in place, the entire roof is installed.

  • During the framing stage, there are three separate checkpoints: the frame of the property is checked for correct sizing, squareness and workmanship.

 

Plumbing and Electrical, Cables

 

During the initial few weeks or months phase, air conditioning, heating, ventilation, plumbing and electrical wiring and cabling are installed.

 

  • Once the roof is installed, the exterior detail work begins, including trim, windows and doors.

  • HVAC (heating, ventilation, air conditioning) and plumbing systems are “roughed-in” as exterior trim is completed.

  • The electrical system and cables are “roughed-in” during first few weeks.

  • Exterior trim is painted as activity continues inside.

  • Roofing and the installation of phone, cable and other electrical systems occur simultaneously.

  • All mechanical systems are inspected for quality of installation and proper functioning.

 

Drywall and Painting

 

If applicable, the drywall is stocked at the property while insulation, gas meters and permanent power connections are installed. It frequently takes a week to hang interior drywall. Next, drywall taping and finishing are scheduled to take couple weeks and blown insulation is installed. After the interior walls are touched up, the walls and ceiling are textured. There are two checkpoints before drywall begins and after its completion: Upon cleaning up any drywall debris, FCMs check all walls and ceilings for finish and consistency.

Final Installations

 

In the interest of protecting your carpet, hardwood from boots, nails and building materials’ debris and dust, the following action will take place in following order:


  • Cabinets are installed

  • Appliances are installed

  • Door and window screens are installed

  • Garage cleaning

  • Paint touch-ups

  • Flooring is installed

 

Final Inspection

 

Upon the completion of the finals, one last quality assurance check is conducted prior to scheduling the property owner orientation.

 

Property Owner Orientation

 

The Property Owner Orientation provides clients with the opportunity to become acquainted with their new property prior to moving in. During the orientation, ISI’ Project Manger or Customer Service Representative provides a thorough demonstration of the completed property (e.g., mechanical components, appliances, etc.) and reviews items covered by the warranty.

 

 

From building a small wooden deck in patio, or expanding living spaces, or building from the ground up, or upgrading building deficiencies, you will find our fees have no hidden cost or any surprises at the end! We offer two options and regardless which option you choose, our process, procedures and commitments will not change.

 

Option A)

 

  1. We assign our exclusive contractors and build it for you

  2. We add 25% to 30% gross margin to our cost

 

Option B)

 

  1. You choose contractors and obtain quotes

  2. Together, we review quotes

  3. We recommend whom to choose

  4. You retain contractors per recommendation

  5. We oversee the development

  6. We obtain 20% of the contractors’ awarded bid
